What Subcontractors in Clark County Actually Want From a General Contractor (We Asked)

We asked 12 subcontractors what makes a GC worth working with. The answers weren't what we expected.

We asked 12 subcontractors what makes a general contractor worth working with. Electricians, plumbers, HVAC techs, roofers - people who work with multiple GCs across Clark County and Southwest Washington every week.

The answers weren't what we expected. Nobody led with pay rate. Nobody mentioned job volume. The top four themes, in order:

1. Clear Scope of Work

'I want to know exactly what I'm walking into before I show up.' This was the most consistent answer. Subcontractors who show up to a job without a clear written scope waste time, underestimate the job, and end up in disputes about what was included. A GC who provides a detailed written scope - with photos, measurements, and access information - gets better bids, faster turnarounds, and more reliable scheduling.

2. Prompt Payment

'Net-30 is fine. Net-90 is a dealbreaker.' Cash flow is the primary operational challenge for small specialty trades. A GC who pays on time - and who communicates proactively if there's a delay - builds a reputation that attracts the best subs. 3. Respectful Communication

'Treat me like a professional, not a commodity.' Subcontractors who are introduced to homeowners, included in scope conversations, and thanked for their work are more likely to prioritize your jobs, go above and beyond on difficult scopes, and refer other trades to your network. The GCs with the best subcontractor relationships are the ones who treat their subs the way they treat their clients.

4. Follow-Up

'Tell me how the job went. Good or bad.' Subcontractors want feedback. They want to know if the homeowner was happy, if there were any issues after they left, and if there's anything they should do differently next time. A GC who closes the loop - with a quick text or a photo of the finished result - builds a relationship, not just a transaction.
