[1] Forbes calls it a 'growing crisis' - deferred projects create cascading health, safety, and financial risks that compound over time. [2] The Federal Reserve Bank of Philadelphia estimates the total cost of needed repairs to U.S. housing at $198.4 billion - most of it deferred. [3]

Here are the five repairs we see most commonly deferred in Clark County homes - and what they actually cost when addressed proactively versus reactively.

1. Window and Door Caulking

Proactive cost: $150-$300. Reactive cost: $3,000-$8,000 (wall cavity water damage, drywall replacement, mold remediation). Caulk lines crack and separate every 5-7 years in our climate. When they do, water gets into the wall cavity. By the time you see interior staining, the damage inside the wall is typically 3-5 times worse than what's visible.

2. Deck Board Replacement

Proactive cost: $400-$800 (individual boards). Reactive cost: $8,000-$15,000 (structural rebuild when rot reaches the framing). Soft or punky deck boards are a symptom. The cause is usually moisture that has reached the structural members below. Replacing boards when they first show deterioration prevents the moisture from reaching the framing.

3. Gutter Cleaning

Proactive cost: $150-$250 per cleaning. Reactive cost: $2,000-$5,000 (fascia board replacement, soffit repair, foundation drainage issues). Clogged gutters overflow against the fascia and soffit, saturating the wood. In Clark County, gutters should be cleaned at minimum twice per year - fall and spring.

4. Exterior Paint Touch-Up

Proactive cost: $200-$500 (spot touch-up). Reactive cost: $4,000-$12,000 (full exterior repaint plus wood repair). Paint is your siding's primary moisture barrier. 5. Crawl Space Vapor Barrier

Proactive cost: $600-$1,200 (repair or replacement). Reactive cost: $8,000-$20,000 (floor joist replacement, mold remediation, structural repair). A torn or missing vapor barrier allows ground moisture to migrate into the crawl space, elevating humidity and causing wood rot and mold in the floor framing.
